Transaction Coordination Services
As a licensed Missouri and Kansas real estate agent with Real Broker, LLC, I understand the moving parts that come with getting a transaction from contract to close. My transaction coordination services help agents, investors, and real estate businesses stay organized, track important details, and keep the process moving behind the scenes.
1
Contract-to-Close Coordination
Tracking key dates, deadlines, documents, and required steps throughout the transaction.
2
Document Organization
Keeping contracts, amendments, disclosures, inspection documents, repair addendums, invoices, and closing paperwork organized and easy to access.
3
Deadline Tracking
Monitoring important dates such as inspections, appraisal timelines, financing deadlines, title commitments, closing dates, and contingency periods.
4
Communication Follow-up
Helping keep communication moving between agents, clients, lenders, title companies, inspectors, contractors, and other involved parties.
5
Investor Transaction Support
Helping real estate investors stay organized when buying, selling, refinancing, or coordinating multiple properties.
6
Post-Closing Organization
Collecting final settlement statements, invoices, receipts, documents, and files so everything is easier to reference later.
Transaction Pricing
Transaction coordination is priced per transaction based on the complexity of the file, timeline, communication needs, and level of support required from contract to close. Standard transaction coordination begins at $275 per transaction. After reviewing the details, I’ll confirm the scope and pricing before work begins so expectations are clear upfront.

Pricing may be affected by:
Transaction Type
Buyer, seller, investor, listing, refinance, or off-market transactions may require different levels of coordination.
Number of Parties
Transactions involving multiple agents, lenders, title contacts, contractors, tenants, or investors can increase coordination needs.
Timeline & Urgency
Short timelines, fast closings, or files already in progress may require more immediate review and follow-up.
Communication Needs
Some files require more follow-up with title, lenders, inspectors, contractors, agents, or other transaction parties.
Document Condition
Missing, incomplete, or disorganized paperwork may require additional time to review, request, and organize.
Investor Complexity
Repair items, tenant situations, hard money lenders, assignments, or multiple properties may require additional coordination.
More complex files, investor transactions, tight timelines, or in-progress files may be quoted individually after a quick review of the details.

What’s Outside My Scope
Transaction coordination support is administrative and organizational in nature. Although I am a licensed real estate agent, I do not act as the agent of record, provide agency representation, negotiate terms, advise clients on contract strategy, or make decisions on behalf of buyers, sellers, investors, or other parties unless I am separately contracted as their licensed real estate agent for that transaction.

My role as a transaction coordinator is to help track deadlines, organize documents, support communication follow-up, and keep the transaction process moving behind the scenes. I do not provide legal advice, interpret legal documents, replace the role of the contracted agent, broker, attorney, lender, title company, or other licensed professional, or guarantee closing outcomes.
Who Transaction Coordination Is Best For
Transaction coordination is best for real estate agents, investors, and small real estate businesses who need help keeping the details organized from contract to close. It is a strong fit if you are juggling clients, showings, inspections, deadlines, title work, lender communication, repair updates, or multiple moving pieces and need someone reliable behind the scenes to help keep the transaction on track. This service is especially helpful for agents and investors who do not need a full-time assistant, but do need organized, detail-focused support for specific transactions.

Yes. I can support agents from any brokerage who need help keeping transactions organized from contract to close, including document tracking, deadline reminders, communication follow-up, and file organization.

Do you work with real estate investors?
Yes. My background in investor-friendly real estate makes this a natural fit. I can help investors stay organized when buying, selling, refinancing, or managing paperwork for multiple properties.

Can you communicate with lenders, title companies, inspectors, and contractors?
Yes, as long as the communication is administrative and coordination-based. I can follow up on documents, timelines, missing items, and next steps. I do not provide legal advice, negotiate terms, or make decisions on behalf of clients.

Can you meet an inspector or contractor at a property on my behalf?
Possibly. This would be on a case by case basis, and only within the bounds of the Kansas City metro area. There would be an additional fee. I do have Supra ibox access as well.

Can you help clean up an existing transaction file?
Yes. If a file is already in progress and feels disorganized, I can help identify missing items, organize documents, and create a clearer path to closing.

What platforms or systems can you work with?
I am proficient in Dotloop, but I can work with common real estate tools, shared folders, email, spreadsheets, transaction management systems, and document organization systems. The exact setup depends on what you already use.

What types of transactions can you help with?
I can help with residential purchases, sales, investment properties, listing files, buyer files, refinance-related document organization, and investor transaction support.
